The territory of Rives de la Haute Deûle consists mostly of large landholdings with industrial activities in decline or in the state of wastelands. The landscape is marked by ruptures of scale between the industrial (or religious) architectural heritage and the landscape. The presence of the Deûle is a key feature of this landscape.
Îlot 13 is located at the southeast limit of the area, right along the canal. It borders four public roads. The southwestern Rue des Templiers, the southeastern Quai Hegel, the northeastern l’Allée des Frênes and a mixed alley at the northwestern side. Îlot 13B’s programme is based on a mixed-use typology encompassing residential units, offices and a group of commercial spaces located on the lower levels of the complex.
