The Dock Apartments
The development of Aan het IJ north of Amsterdam’s city centre continues to evolve. After The Stack, Block O, known as The Dock, marks the next step within Geurst & Schulze’s master plan for Overhoeks. Positioned between Docklandsweg and the Buiksloter Canal, the project further shapes the residential landscape along the waterfront, balancing urban density with openness towards the water.
The neighbourhood is conceived as a park-like grid with evenly distributed buildings, flowing streets and minimal hierarchy. Its structure merges traces of the former industrial site with the Van der Pekbuurt across the canal, creating a composed urban fabric that contrasts with the intensity of the inner city.
The design is conceived as a monolithic natural stone volume, carefully carved with recessed facades and shaped by the characteristic Overhoeks setbacks. Continuous balconies give the Docklandsweg facade a stately horizontal presence, while the stepped formation on the canal side introduces corner balconies and upper-level terraces that shape a layered roofscape.
The ground floor combines a commercial plinth along the street with housing facing the water. A tall glazed stairwell overlooking the canal forms the shared central hall. The building contains 172 apartments, ranging from compact city units to larger corner dwellings with generous terraces and wide views over the water.
